I moved to Vegas in 1994 because I saw what was happening here. A city of 750,000 people with enormous momentum. I was dealing cards at Caesars at night and selling real estate by day, and I could see that the market was growing fast, but the professionalism wasn't keeping pace. I started Simply Vegas in 2009 because I wanted to build something that matched the ambition of the city. Vegas was reinventing itself every ten years. The brokerage needed to reflect that.
I had a difficult transaction where we really didn't know if it was going to close right up until closing day. I did everything, every single thing, to make sure it happened. On the day we closed, the buyer toasted me in front of his family and said my team had done everything to make it work. That meant everything to me. Not because of the size of the deal, but because I'd genuinely earned that. That's the standard I hold every transaction to, regardless of price.
A lot of the properties I sell never get listed publicly, and that's by design. Sellers at this level often don't want the exposure, and buyers don't want the competition. Because I've been operating in this market for a long time, I know when a property is likely to become available before it does. I'll pick up the phone and have a conversation. That kind of access only exists if you've built genuine relationships over a long time. You can't manufacture it.
The buyer has changed significantly. Ten years ago it was primarily California. People were moving for tax reasons. That's still a major driver, but now you're seeing Washington State, New York, New Jersey. The tax pressure in those markets is becoming extreme. Vegas itself has also changed. The restaurants, the culture, the sports franchises. People are coming because it's genuinely a great place to live, and that's attracting a much more diverse, high-net-worth buyer.
I'm on a founders' Zoom for the Amara golf course every month, formerly Bears Best, so I understand exactly what's happening in that community at every level. That kind of knowledge matters because clients ask me two things: what are the upsides, and what are the downsides. When the Raiders came to town, everyone assumed it would double home values across the board. It didn't work like that. Knowing the difference between market noise and market reality is what clients are actually paying for.
Vegas reinvents itself roughly every ten years, and it always comes out stronger. The crash, the recovery, the COVID surge each taught me something different about how this market behaves. What COVID showed specifically was enormous movement at the luxury end, with significant increases in high-end home prices. What I tell clients now is that the structural advantages here are durable: no state income tax, new inventory, genuine lifestyle. Those don't change with a rate cycle.
One of the biggest mistakes high-profile clients make is taking a referral from someone who knows someone whose cousin has a real estate license. I've seen it go badly many times. Privacy matters at this level. Not being taken advantage of matters. What I've built over a long time is a genuine understanding of who these clients are and what they actually need. I treat every client the way I'd treat a family member, but with the discretion and market knowledge that comes from decades in this specific market.
There's no snobbery or class system. Everybody just accepts you for who you are, and what's come before doesn't matter. That's the lovely thing about Vegas.
